Why have you not given him a firm date to be out by? Not that it's any of my business, but why in the world is he still living at home 12 years after finishing HS????

Deliver him a statement of how much he will begin to pay for room & board. Make it equivalent to his total share of expenses. If there are 4 of you in the house, the total household expenses including food get divided by 4, and he's responsible for that amount. Tell him that he's got the option of paying that amount by the 3rd of each month, and if he's more than 5 days late, he's automatically evicted.

Tell him if he doesn't like that, he's welcome to move out by a date that you set. Make that date within the next 45 days.

Does he pay rent? You may have to serve eviction papers I would check into your local housing laws.

You need to give him a date to be out by and let him know that you will be changing the locks on that day.
