Why don't you try grant writing? A lot of non-profit organizations need these. It's good money too. About $150 an hour or a percentage of the grant. plus the down payment.

You can get books out of the library to help you start, all you have to do is market yourself. I did this for a while and made a bunch of money. I'm now on the grant team at my daughters school.
