I really need help.

I have a bright, extremely energetic, most of the time sweet 8 yr old son. The problem is, he has really started to pick up lying to us and teachers and even worse, stealing. He steals such random things, from the obvious, change from his sister's bank or ours, to figurines from his grandparents house and the worst, ds games from friend's houses or Lego people. It's gotten to the point that he's become the unliked child in my extended family, which truly hurts me to hear my own mom refer to him as sneaky and conniving. She blames me for letting him get away with everything as he grew up. His dad says the same. I'm really at a loss of what to do. I feel like I've failed him as a parent and it's hard for me to feel comfortable taking him anywhere, because I'm not sure he won't take something. We've made a breakthrough in the lying, I can at least get him to fess up and tell me the truth after talking with him, but I don't know how to break the stealing habit he's acquired. I'm tired of being seen as the pushover parent with the bad kid. Please help without being too judgemental, I'm hard enough on myself without others telling me how crappy I am too.
