I'm new to this and really would like to make some friends. I'm not one to complain, but I really need to vent... okay, so here's my/our situation: We (me & my husband) have 4 children (@ home), & I'm 8 mo.'s pregnant. we've just been asked to leave our place of residence, our land lord gave us exactly 30 days to be out. We have 2 judgements (rental) against us, one totaly bogus & one is accurate. We have been desprately trying to fix our credit & our past rental history, unfortunately it is out there for everyone to see, which is why I believe we are being forced to move out. They didn't check when we first moved in. Anyway, we are not the 'adam's family' we are simply doing the best we can & our house is allways clean, not always emmaculate, but always clean. Except for right now when I should be doing the most work I just find my self getting more & more down! No body is even willing to give us a chance, I can't believe it, it's like a nightmare! Our credit is not well enough to buy our own home (yet). The only thing I can think to do is try & get my realastate liscense, so I'm not just sitting here feeling sorry for myself! Wow! that felt of good to get that off my chest, if anyone reads this I would really appreciate any suggestions, please no negative commennts or people passing judgement, I do that very well by myself thank you. Just need a friendly ear. Thank You!

Hi there,

I would say the best defense if a good offense. I would write a letter. I would make it cover letter style. If you Microsoft office use that template to ensure proper letter rules are built in for a great result. (and pls, not judging but be sure to take the extra time to use spell check. It is very important)

* put a positive twist on all past history to show improvement and growth, just as you did when you said, we don't have credit to buy our own home, (yet).

* address anything that may come up as a issue to keep you from being given a chance to rent

* state ages of children and your family size expected in the future

* pets and if past damage how you remedied it and how you corrected the behavior so pet isn't a repeat offender.

* Gather all your past renters contact information and ready it on a separate page on the ready to hand out to potential landlords. Let them make the call to the landlords. Even negative feedback goes a long way to your credibility that you fully disclosed your weak points without excuses. (this part you shouldn't put a spin on. Own it, take full responsibility. Don't use words like bogus, sounds like you are blaming others)

Next - you are going to be one busy person. Getting this letter sent out to all places you wish to rent from. Even printed up like 20 copies along with past history contact page attached to take with you for looking at the vacant apartment. Always have it with you. You never know when you will run into a person who could help you out in getting a foot in the door.

My husband and I are actively working to better our credit score.

We agree that we have not always made the best choices but a great deal has been learned from them.

The children are ages _, _, & _ . with a baby brother/sister expected next month.

glad to help. I saw a letter as I suggested posted on Craigslist under the "wanted" section of housing. It really stirred me. Can't take credit for the idea of the letter. I just remembered the woman also had many children and focused on the strength and love of family. She commented that to her and her husband strong family values and raising their children with pride in a warm loving home is first and foremost.

Just wanted to send some encouragement your way. I know it seems like times are tough but they will get better and you will be stronger for having made it through. Bobbie gave you amazing advice and I hope it all works out for you. I'll say a little prayer for you :)
